Project Overview:

A substantial single property, this particular claim / remedial project was particularly complicated due to the fact that the property had been built in certain areas with no foundations (in places the wall had been built directly off the garage floor slab) and there was no evidence of racking resistance to the timber frame. As a result the owners had reported that the property was effectively “swaying” in the wind (which given the location was relatively frequently!).

The residents were decanted from the property so that the property could be underpinned, internal walls completely replaced with suitably sized timbers, strengthen floors with intermediate supports (due to inadequately fixed floor joists and overspanned joists), strengthening of upper floors / installation of steel joist supports etc., replacement of rotten timbers and joists (due to water leaking from bathrooms due to the movement of the building), replacement and repair of most windows in the property, reinstatement of fixtures and fixings and redecoration throughout.

GHPC designed and specified the remedial works solution, tendered the contract, managed the contract, project managed the remedial works on-site, acted as CDM Co-ordinator and provided ongoing design advice and technical support to the contractor throughout the works, as well as making all arrangements for alternative accommodation for the property owners and ongoing negotiation / liaison with the owner’s own professional experts.

The works were carried out over a period of 5 months, let to the successful tendering contractor as Principal Contractor under a JCT Contract.
