Project Overview:
The overall project consists of the redevelopment of Leybourne Grange Psychiatric Hospital and Leybourne Grange Manor House and associated grounds, in a venture with the Homes & Communities Agency (HCA), which will provide a substantial regeneration project to the surrounding area, with the project developed and constructed to extensive sustainability criteria.

Plans involved the construction of around 702 new build units and 21 refurbished units, providing a range of accommodation from terraced to detached houses to apartments and 1 bed to 4-5 bed homes with associated infrastructure, community facilities and extensive landscaped areas.

GHPC was appointed as CDM Co-ordinator and Client CDM Advisor for the whole redevelopment project and also carried out working drawing packages for the first two housing phases - all units were developed to a minimum of Code Level 3 of the Code for Sustainable Homes, with all HA units meeting HQI and Lifetime Homes standards.

A diverse range of homes are linked through a selective palette of materials and the selection of a bespoke detailing style which runs as a theme throughout the development.

Multi-phase building clearance & asbestos removal
Multi-phase demolition of former hospital buildings covering an extensive site
Substantial Enabling Works
Creating of new A20 Link Road
Multi-phase residential construction works
Redevelopment of Listed Manor House
School Extension to Special Education Needs School within the grounds
Extensive Infrastructure works to create development road & services networks
Strategic Landscaping Works including Attenuation Ponds, Acoustic Bunds, Sports Field & Pavilion, MUGAs & LEAPs
Key Constraints:
Given the nature of the development site, there were a number of constraints which were taken into the consideration in the design & planning phase:
Demolition of former hospital buildings covering an extensive site
Significant existing services crossing site which had to be identified, located and terminated prior to works
Significant building clearance & asbestos removal works including potential risks relating to lead, hospital wastes (including x-rays), weil's disease, contamination etc.
Brownfield site - contamination issues and substantial underground tanks and pipe runs
Close proximity to occupied school for special needs and works in and around occupied school
Substantial ecological and environmental considerations
Works in proximity to a watercourse
Works in live highway and in close proximity to major motorway
Ground Conditions & some Stability Issues during construction
Structural Stability issues of existing buildings
Public Rights of Way crossing and close to site
Manor House Listed Building
Phased occupation of newly constructed residential areas / segregation of ongoing construction works - traffic management challenges
