Project Overview:
The project involved the demolition of significant high-rise residential blocks and the construction of a major steel framed Tesco Superstore comprising some 36,522 sqft (3,393 m2) of floor area including storage and yard, together with associated car parking and landscaping. In addition the project included three further integral retail outlets totalling 4,000 sqft (371 m2) – two of which are now let to Costa Coffee and a local independent pharmacy.
As part of Phase 2 of the Rowner Renewal Scheme, a multi-million pound regeneration of the Rowner, Gosport area, the retail store is a focal point of the project, with a high rise apartment block and low rise affordable housing “wrapping around” two sides of the store.
The store itself opened in May 2013, with the Phase 2 Residential Works on-going.
Key Constraints:
With such major construction works involved in Phase 2 of this regeneration project, there were several constraints involved in constructing the retail store which were integrated into the design and planning phases to reduce the risk involved during the construction phase:

Unexploded Ordnance risk – due to WWII bombing campaigns on the south coast
Extensive existing service provision
Traffic & access provisions – maintenance of emergency access to remaining residential areas
Use of Tower Crane in construction
Multi-storey construction ongoing to north of retail store – attached to operational store
Fire compartmentation issues between new store and high-rise construction
Balancing design & construction of the store with the residential construction works, ongoing maintenance issues & operational safety
