G-Park, Rugeley

G-Park Rugeley involved construction of the “UK’s largest, new, cross docked distribution warehouse” with over 700,000 sq.ft of industrial and office space across 40 acres of land – the equivalent to 9 full size football pitches.

The building delivery programme was strategically planned, providing the fastest construction phase of any building of this scale in the UK.

It is now occupied by Amazon.

Located in the shadow of the Rugeley Power Station, this enormous warehouse / distribution facility involved construction of a substantial structural steel frame, extensive Gazeley-blue cladding and ground bearing floor slab with specialist foundation design.

The project also involved internal office accommodation over three levels (pre-cast concrete slabs supported on steel frame with lightweight non-load bearing partitioning), extensive external landscaping to the car & lorry park with substantial infrastructure, lighting & signage.

Key Constraints

With such major construction works, a good many constraints required extensive works to realise the project, integrated into the design and planning phases:

  • Site bordered to south-west by canal with existing culverted stream running under the site and a number of ponds on-site

  • Site opposite a coal-fired power station

  • Ground stability, high water table, prone to flooding

  • Site was previously a colliery spoil / refuse tip – contamination & ground gas issues

  • Ecological & vegetation constraints

  • Existing service provision crossing & close to site

  • Traffic management & access issues – low railway bridge, new industrial estate

  • Rapid construction programme

  • Tower Crane used in construction: major considerations for establishing ground loading capability & secure working base.

  • Major design / loading considerations in construction with very large steel frame sections / cladding etc.

  • Balancing design & construction of the store with ongoing maintenance issues & operational safety
