Build comprises multiple phases, including all associated Enabling and Infrastructure Works. The concrete framed apartment blocks have racecourse views and the development is within the Racecourse site and is a joint venture with Newbury Racecourse being developed over a 10 year period. Phases include multiple Apartment blocks & Housing & Infrastructure; roads, a new road railway bridge and new roundabouts including full upgrade of A4 roundabout.

Given the location of the works, there were a number of constraints which were taken into the consideration in the design & planning phase:
Works in close proximity to the operational Racecourse
No working on Race days and management of activities around the Racecourse Racing days and events
Working adjacent and over live Paddington to Penzance railway line
New road bridge over Railway
Phased Demolition
Localised remediation and complex Major services diversions
Highways works and Utilities diversions
Phased Multi-storey construction
Limited space & multi-storey: required Tower Crane for building process
Environmental protection, arboricultural protection, ecological issues & elevated levels of ground gases

Pre-Contract Principal Designer for Apartment Blocks & CDM support for Infrastructure (Separate D&B Contracts & PC’s), CPHSP & RAMS reviews & Competency checks. Client SHE Monitoring CDM advice & Review of PC’s H&S Files. CDM support for DWH Housing.
