Project Overview:

The overall project consists of the redevelopment of the former Infinity Foods factory site to construct 31 new residential houses and apartments with gardens, public open spaces, car parking and associated infrastructure. This included: 25 open market homes (2, 3 and 4 bed houses) with 6 affordable housing units (all 2 bed apartments).

 

GHPC was appointed as Lead Designer to prepare & co-ordinate the detailed design of the original development as well as the subsequent change of use planning application for conversion of the office accommodation to apartments.

 

GHPC also acted as CDM Co-ordinator and Client CDM Advisor for the whole project.

As a brownfield redevelopment site, the overall project involved:

Building clearance & asbestos removal

Demolition of former factory buildings

Construction of site infrastructure, adoptable roads & sewers

Upgrade of permanent site entrance

Site Remediation

off-site drainage works to upgrade the existing drainage network

Residential construction works

Key Constraints:

Given the nature of the development site, there were a number of constraints which were taken into consideration in the design & planning phase:

Demolition of former factory buildings

Significant building clearance & asbestos removal works including potential risks relating to lead,  weil's disease, contamination, sharps, unoccupied buildings etc.

Brownfield site - ground contamination issues and underground tanks requiring purging

Close proximity to primary school, scout hall and children's playpark

Ecological and environmental considerations

Off-site works in live highway

Deep excavations

Existing Electric Gates at site entrance

Ground Conditions & some stability issues  in made ground

Traffic management challenges in residential area
